Located in the centre of the large village/small town of Pierantionio, this lovely villa, which measures approximately 225 square metres, was originally constructed in the late 1920's early 1930's and maintains many of the original features one would expect to find in a late Art Deco building of this style.
The ground floor is accessed via an elegant, slightly elevated, covered portico with decorative balustrade which leads to the front door and hallway. Two doors open from the hallway into the open plan reception room which is divided by an arch. Also on this floor is a formal dining room, a recently installed eat in kitchen and a cloakroom/utility room.
Stairs lead up to the first floor with hallway, a family bathroom and three bedrooms. One of the three bedrooms, the only one with A/C, has a large, recently fitted, ensuite bathroom and a terrace. The terrace, which sits directly above the ground floor portico, is also accessible from the hallway.
At the top of the stairs there is an adorable tower room with arched windows on three sides. Though it is currently used as a studio, it would make a fabulous fourth bedroom. Also from the top of the stairs there is access to the spacious roof terrace with storage area.
Returning to the ground floor hallway, stairs lead down to the basement where there are four very spacious and extremely useful storage areas, one currently used as a summer sitting room room. This basement area leads up to the pretty, fenced and gated garden which totally surrounds the property.
Within the garden is a single story structure of about 57 square metres which is a former garage currently used as storage rooms.
The wrap-around garden which is fully planted with a variety of trees and shrubs, and many attractive garden benches and sitting areas, provides privacy.
This is a unique and historic villa in a convenient location with easy access to Pierantonio railway station, and a selection of bars and shops. Umbertide is a 10 minute drive as is Antognolla Golf Club, rated the finest in Italy for the past 2 years.
